For the last several years interest rates have been at historical lows. Incredibly, they have just dropped again. For most of my Real Estate Career interest rates have been between 10% and 11.75% generally averaging around 10.75%. With new five year fixed rates at 2.99% and 10 year fixed rates as low as 3.84% rates are roughly 1/3 of what they used to be.</p>
<p>There has been ongoing talk of a &#8220;real estate bubble&#8221; for the last 7 or 8 years. If the government really thought we were in a bubble I personally don&#8217;t believe interest rates would be as low as 3.84% for 10 years. When you can carry a $300,000. first mortgage for $1552.15 guaranteed for 10 years the risk associated with a purchase and a potential bubble has just been diminished.</p>
<p>This takes volatility right out of the Canadian marketplace as we have not yet experienced a down cycle that lasted more than 5-7 years before cycling back up. That same $300,000.00 mortgage at 10% would carry for 2683.46 per month. The key with this type of long term mortgage is portability or the discharge fees in the event that you should want to sell and move out of area and therefore cannot port your mortgage.</p>
<p>Over the past 12 years homes have increased in value on average of 6.2% per year. Is this sustainable? Probably not, but if home value increases drop to only 2-3 % per year on average will it frankly matter? At current rates it will still be cheaper to buy than to rent. The key to buying real estate is to always remember that Real Estate is a long term proposition and shouldn&#8217;t be purchased without the consideration of a 5 year time line to account for fluctuations in the marketplace.</p>
<p>Obviously interest rates are one of the factors that have kept our Toronto market so buoyant and contributed to the bidding wars and higher than normal yearly increases in value.</p>
<p>Another factor is the simple lack of supply of properties for sale.<br /> As an example in December of 2008 there were 19,468 homes on the market. In the same period this December of 2011 there were only 12,868 homes on the market.</p>
<p>A total of 4718 units sold in December so that is very roughly 1 out of 3 homes listed are sold (2.73). Compare that to December of 2008 where only 2577 homes sold or roughly one out of every 7.5 homes listed actually sold.</p>
<p>December does generally have a slow down so let&#8217;s look back at November of 2011 where there were 15,551 listings and 7092 sales, almost 50% of all homes listed selling. Compare that to November 2008 with 27,037 homes on the market and 3640 sales or only one out of every 8 homes listed selling. The drop in homes available for sale has been gradual over the last 4 years but extremely notable.</p>
<p>This effect is called supply and demand and has been a major factor in keeping prices high.<br /> A combination of low rates, less product to sell and more buyers wanting into the marketplace are the general factors keeping upward pressure on the market even if there is a recession going on.</p>
<p>Obviously with prices as they are the new starter home is generally the Condo which is now about 40% of the marketplace. There are also rumours that we are about to experience a condo glut, which did happen back in the 80&#8242;s. The fear is based on the fact that there are approximately 130,000 new condos either on plans or under construction over the next 3-4 years. At the moment we are consuming about 24,000 units (sales) per year. So this would need to increase to avoid a glut in a few years time. That one is a &#8221; wait and see&#8221;. However, builders are currently working harder to sell their new units and there are lots of extras available on a purchase. If you have a young family member who wants to get into the new condo market let us know. We can represent their interests to the builder and make sure the development fees ( hidden fees the builder doesn’t tell you about) are capped so there are no last minute shocks to the tune of thousands of dollars. Not ND. My plate had two types of tuna and two different types of yellow tail along with several other excellent slices. Home made ginger without pink die and fresh shiso leaves were a delight. All was of exquisite quality.  We also had an order of Butterfish sashimi and some nori rolls.  The butterfish was beautiful large delicious slices and the spicy tuna roll was the freshest tuna roll I have ever eaten.  Might be a tad more expensive than other typical sushi cafes, but the extra dollar or two is made up in the fantastic quality. Hope they get a beer and wine licence soon.  The only mistep was the lack of Sake to go with the wonderful fresh flavors.  Oh and musn&#8217;t forget the service.  Two lovely waitresses that were very attentive and helpful to say the least.  Don&#8217;t miss out.</p>

Based on a book by the same name.  The young man enlists in the army after his horse is taken by the cavalry.  He ends up all over Europe and eventually locates his good friend. You really get to see what first World War combat was like, a good depiction and how depressing it must have been for the men.  The horse being the main front story gives it a hopeful edge.  Directed by StevenSpeilberg so you can&#8217;t miss. See this one.</p>

			<content:encoded><![CDATA[<p>For me this was a five star rating.  Robert Downey Jr. gave an award winning performance as Sherlock and Jude Law showed a new side to Sherlock&#8217;s sidekick Dr.Watson. <br />Watson has always appeared as the ineffectual supportive side-kick.  This version of events shows him as an able and willing co-conspirator.  Jude Law develops an ineresting and complex personality for the Doctor.  I would say this is the best Doc Watson yet. <br />Professor Moriarty  played by Jared Harris develops into a larger than life position as the evil villain that Sherlock must defeat. <br />The movie was surprising with an element of the unpredictable keeping things interesting. <br />I can see there being more of these on the way.  Hopefully with the same players. This was a believable Sherlock Holmes that kept my interest right to the end.</p>

			<content:encoded><![CDATA[<p>I enjoyed this movie although it was rather dark.  That is saying a lot as I am not a fan of the dark side. <br />Daniel Craig as always was intense and excellent and Rooney Mara whom I had never heard of before<br />was a complete surprise.  I believe this was rated Parental Guidance.  That was a complete mistake. <br />It is definitely not suited to a younger audience.  The scenes of violence are quite ugly and graphic. <br />But it was well filmed and the acting was excellent.  However I somehow expected more suspense.<br />In fact I found it slightly predictable.<br />The movie I am told is true to the book which is great to see.<br />I didn&#8217;t read this series because of the violent nature of the books, of which I am not a fan.</p>

<p>The audits range in cost but are generally $360.00 for the Pre-retrofit augit and $175.00 for the Post-retrofit audit. The initial audit takes about 1.5 hours and during the process your home will be depressurized using a blower door and readings will be taken to determine how much air the home may be loosing.</p>
<p> The Energy Advisor should also review, furnace, central air, insulation, window and doors, toilets, ventilation, air sealing and water heating. There are also Ontario Power Authority grants available when working with an authorized heating contractor.</p>
<p>The final audit takes about 45 minuters to review the upgrades complete and to take a final pressure test. The Provinicial gov&#8217;t will rebate $150.00 after the initial audit and the Federal gov&#8217;t. takes care of all other grants.<a href="http://www.torontoshome.com/wp-content/uploads/2011/11/energyauditprocess.jpg"><img class="alignright size-thumbnail wp-image-5430" title="energyauditprocess" src="http://www.torontoshome.com/wp-content/uploads/2011/11/energyauditprocess-150x150.jpg" alt="" width="150" height="150" /></a></p>
<p>An example of a grant for going froma conventional furnace to a 95% efficient furnace with an energy efficient motor is: Federal incetive &#8211; $790.00 OPA-$250, for a total of $1040.0 In addition you should see substantial savings on energy usage over time. When you can put a few upgrades together, the grants can make it a very worthwhile process.</p>
<p>There are numerous professionals who do Energy Audits. One that we know and like is Canspec Building Services Inc.  who has been doing energy audits for the last few years now. You can reach Canspec at 1-877-226-7732 . They are also a Home inspection company.  Hopefully you will save a good bit of money.</p>

It seems to me looking back now that whatever everyone else did we seemed to do something quite opposite.</p>
<div>Most kids went on summer camping vacations or to the cottage.   They would come back to school in the fall talking about their time at the cottage, stories of boating,  fishing, barbecues and occasional campouts.  Or it would be 2 weeks at a summer camp with a big group of kids.</div>
<div>How did I spend my summers?  Well I road the rails across Canada with my mom. Yep, a couple of years after we moved to Canada my mom married a CNR  Railroad man who became my step dad.  One of the perks of being a CNR employee was free rail passage across Canada.  You still had to pay for your sleeping birth and food but it was a great incentive to get travelling.  Given our British/European background mom thought that was just grand.</div>
<div>The standard European method of transport for &#8220;Summer Hol&#8217;s &#8221; as they were called was the train and still is to this day.  Road trips are secondary and planes fall a much further third to be used when going  way off the continent.</div>
<div>So by the time I got to grade 11 in High School I had seen Canada from sea to sea.  From Vancouver  Island to Gander Newfoundland.  My chatter was about getting off the train to look at cities and towns along the way or the scenic views.  The ride through the Rockies and seeing big bears on the side of a mountain from the viewing car or up close views of wild critters in National Parks such as in Banff .  I had stories of Vancouver and  Jasper Alberta, riding the tractor with my cousin Paul while farming Potatoes in Prince Edward Island and  making lobster dinners with fresh lobster right out of the traps that my uncle Cliff used on his lobster boat.</div>
<div>I knew  Halifax had seen the  tides reverse at the Bay of Fundy, explored Peggy&#8217;s Cove and  walked the poverty stricken  areas of St. John&#8217;s  called the &#8221; The Battery&#8221;  with it&#8217;s steep slopes and colourful homes built on  stilts sitting on the side of Signal Hill looking like they would tumble into the ocean at any moment.   Today they are trying to ward off slides there. A site not to be missed.</div>
<div>No wonder the other kids used to look at me as if I had grown horns on my head.  I had never camped out and didn&#8217;t have a clue what that was like.  The only boats I road were ocean Ferries or the liner that we came to this country in. I couldn&#8217;t fish but knew all about lobster. I t was just fine by me.</div>

<div>What an education to give a kid.  I was a rarity.</div>
<div>Well the years went by and life changed.  I got married raised a  small family and forgot all about riding the rails.  Then the last few years I started to remember and the urge just somehow rose up inside of me.   I found myself on the Via Rail site looking to see what was available.  Last  year 2010 I spent an hour or two poking around in the fall but it didn&#8217;t happen.  This Sept. there I was again, the urge suddenly rising up in me.  Within a couple of weeks I found myself at Union Station at 10 p.m. at night boarding a train to Vancouver excited just like a little kid.  Funny thing air travel has never done that for me not even when I afforded myself a First Class ticket.  The only thing that had changed was the train used to leave at midnight and now it leaves at 11 p.m.  The Trip to Vancouver  is still called &#8220;The Canadian&#8221;  and the conductor still calls out  &#8221; All Aboard&#8221;  just as you are about to pull out.  A little chill ran down my spine when I heard the call.</div>
<div>However, being an adult,  I now qualified to join in the &#8220;Champagne Send Off&#8221;  in the Games car.  It was four wonderful nights in my own private cabin.  My bed was very cozy.  I hadn&#8217;t bothered to look for someone to join me, my decision was a snap one made in seconds.  This is fine with Via Rail as berths and cabins come in singles and doubles.  There is no single supplement and there were many singles on the train just like me.  If you have a family you can book an adjacent cabin and have it turned into one during the daytime for the four of you. If your feeling really lazy you can just leave your bed up during the day watch the wheat fields fly by, read a good book and snooze.</div>
<div>The plan covers your fare, berth or cabin and your food in the dining car which is white table cloth and fine dining style.  It is amazing the quality that comes out of that little dining car kitchen as the fed 240 of us over 3 sittings each day.</div>
<div>There were plenty of opportunities to get off the train and stretch.  I did a city tour in Winnipeg.  Yes Winnipeg which some people think is a boring place.  More to be said about that in a future newsletter. Plenty of  time to go shopping and have lunch in Jasper Alberta.</div>
<div>Arriving in Vancouver I had made arrangements to immediately meet up with Eric and Dana Neighbour and their little girl.  Eric and Dana and I first met up in Toronto 19 years ago.  I sold them their very first home in the Queen West Village district.  About 13 years ago they moved to Vancouver leaving their Toronto home rented.  We stayed in touch all those years.  In 2010 they contacted me to say that they had finally concluded they  would never move back to Toronto and it was time to sell.</div>

<div>We put 31 Whitaker on the market and within a few days we sold the home with 4 offers for  about $50,000 over the asking price.  I told Eric I was coming out to take them out for lunch or dinner as a celebration.  Eric laughed at me I am sure thinking it was a nice gesture but wouldn&#8217;t really happen.  So he was surprised when I e-mailed  him 9-10 months later to say, can we meet for brunch on Saturday morning.   I&#8217;m on my way.  We had a really nice visit, brunch and did a little shopping around China town and visited DR. Sun Yat-Sen Classical Chinese Garden, on  Carrall Street in East Vancouver together.</div>
<div>It was so nice to finally see them again now a real family after all those years and thriving in B.C.</div>

<div>After that I drove up the coast and took the ferry to Bowen island.  I had booked a small self contained cottage at Bowen for a further few days of R &amp; R. which was grand. After that it was off home on a Westjet flight.  The trip for me was really about taking the train across the Country again</div>

<div>How to ride the rails. A number of people mentioned to me how expensive it is to take the  train.  Well that is just the surface of the matter.  Via Rail has regular sales at different times of the year.   So it is best to start watching their website well in advance of when you plan to travel.</div>
<div>Also they have a section  under Fares at <a href="http://www.viarail.ca">Via Rail</a> called Express Deals.  If you are flexible and can travel on  a couple of weeks notice you can get an exceptional buy.   If you can&#8217;t get a trip from Toronto to Vancouver you may be able to book from Vancouver to T.O.  fly out via West jet and come back by train.</div>
<div>With a full fare you can stop off for several days along the way at Winnipeg, or Jasper or one of the many other stops and get back on at the next rain that comes along.  With an Express Deal you do have to stay on the train right across the country.  However I noticed this week that there were cabins with food available for as little as $514.25 across to Vancouver.  Probably rates drop at this time of year.</div>
<div>Who you will meet on the train.  The bulk of folk are Europeans as the train is what they are used to. Many Americans and a few Canadians.  IT is said that train travel is for people with money and or who have lots of time on their hands.  So yes, you will see lots of seniors.  There were also a number of professional singles who just need R &amp; R and wanted to be cut off from computers and Crackberries which only worked when we pulled into major cities.  You will not be lonely if you travel by self as every meal is taken in foursomes in the dining car.  So there is plenty of time to chat and get to know people and lots of relaxing alone time.</div>

The Big Carrot on Danforth,  Toronto&#8217;s largest downtown health food store is  bustling at almost all times of the day often with traffic jams in the aisles.</p>
<p>First there is the issue of cost which can be twice to three times the regular price especially  if we are talking meat here.  Seasonally you can get some great buys.  Last week squash at Loblaws was .89 lb and at the Carrot organic was .99lb with organic Broccoli at $1.99.  Both great values.</p>
<p>The other consideration is authenticity.  Is it truly organic?  With acid rain and all sorts of other pesticides in the air and water run off who can say what gets into a farmers field.  Hydroponics might be the safest best. Also, there will also be a small amount of fraud going on out there. Fraud seems to be a fact of life these days.</p>
<p>So if budget is a consideration how do you keep costs in check?<br /> A newscaster on Global Toronto mentioned the Organic Dirty Dozen last week on the air and I went searching the net looking for references to it.  Just after making a comment about Global&#8217;s in depth reporting she mentioned the Dirty Dozen below and listed only the top 3 items&#8230; leaving me searching for the rest&#8230; so much for in depth reporting.</p>
<p>These reporters crash markets.  They have single handedly crashed the Toronto Real Estate market  a number of years back and this week they certainly were doing their best to put RIM and blackberry out of business.</p>
<p>Organic Dirty Dozen</p>
