Neighbourhood Snapshot – Deer Park

Established in 1830 by the Heath family… hence Heath Street. The Heath’s & a herd of deer were the first tow call this area home. Annexed to the city in 1908. Today this hood is on the steps of Upper Canada College with beautiful homes & a thriving family area.
Average house prices range from about $550,000 and up. Early 1900’s duplexes of about 1200 ft. per unit fetch in the $700,000 to $900,00 range. Larger detached single family homes sell for more than $1 million.
A detached 1300 ft. home currently sells for about $550k to as high as $900k with an addition. A recent sale on Duggan for a 3 storey was $1.4 million, with big grand original condition homes on Oriole fetch over a million.
New semi-detached townhomes on streets such aas Lonsdale can cost $1.9 million & there are currently 3, 5000 sq. ft. 4 bed brownstone freehold terraced towns available on Heath St. for $3.1 million each.
Demographics: Bay street types and others in there 40’s looking to be near prestigious schools for their kids, Forest Hill empty nesters downsizing into townhomes.
Local Schools: Brown junior public with French immersion, Deer Park junior & senior public, high-schoolers can go to North Toronto & Northern Secondary, private options are Upper Canada College for boys & Bishop Strachan for girls & the York school.
Local Parks: Kay Gardiner Beltline trail , connected to Discovery Walk trail through Mount Pleasant Cemetery, Oriole Park with swings and baseball diamonds; Rosehill Reservoir Park with wading pool for kids.
Transit: near Davisville & St. Clair subway stations. St. Clair streetcar line, extra fare Downtown Express bus , 10 minute drive to Highway 401.
Retail:Handiest is Summerhill Market then the shops of Spadina Village, the boutiques on Eglinton Avenue, Pusateri’s & Whole Foods on Avenue Road, and Bruno’s Fine Foods at St. Clair/Yonge’s Delisle Court.
Dining: Cava, Capocaccia Cafe, Didier , Terroni, Two Rosehill.
Churches: Christ Church Deer Park on Yonge St. which also has a blues concert every second Sunday at 4:30 p.m. and Deer Park United Church on St. Clair Ave. West.
Toronto Watefront Real Estate -Waterpark City at Fort York & Bathurst

Builder Lanterra Developments & Lifetime Homes are now planning their third tower, this one 38 storeys high with view of Lake Ontario & June Callwood Park.
The interiors are by the munge/leung design associates and the location is very close to all the waterfront ammenities including Coronation Park, Ontario Place & the CNE grounds. This project is currently in pre-registration so contact us if you would like us to represent you as ther is no extra cost but you have your own representation instead of the builder’s.
Currently their first building in this development 219 Fort York was recently registered 231 should be registered in a few more months.
This development is very popular and has good ammenities, such as 24 hour concierge, party room , rooftop garden with hot tub and barbecues, a recreation centre with indoor pool, whirlpool, fitness facilities and aerobics area.
If you buy in 219 on the south side of the building or the new building there is a good chance of having full lake views.. on the north side of the building you will be staring into other folk’s units. The buildings are oddly angled to try to optimize views but on the lower floors it just doesn’t work particularly on the north view of the building where there is not much light.
The new tower will have one bed, to two bed plus den units from 465′ to 1577 ft. occupancy slated to start spring 2010. Features are the usual, 40 ounce broadloom, porcelain & ceramic flooring, cultured marble bath counters and granit kitchen counters, stainless appliances.

Save up to 80% using used building supplies from Recycling Stores. With all the environmental concerns we are hearing about today it only makes sense to lessen the load on the landfills. Plus you will find great buys and some pretty neat stuff.
A few years back I renovated an old back shed into a small studio and found all my windows at a recycling store for a fraction of the cost.
There are three around the Toronto area that carry large inventories of popular materials and they will also pick up if you have something to get rid of. They have dismantling services for larger items such as kitchen cabinets. No payment for donated items, but tax receipts and the knowledge that you have saved something of value rather than contributing to more junk in landfill.
