Printing Press Lofts

Located in The Carlaw and Dundas to Carlaw and Queen Area.  Known as Leslieville these lofts are being built in an original Printing Press Building  with an addition being built on top.  They are zoned in an industrial area.  They will be true live work lofts.  The big highlight here as far as I can make out is that they all seem to have balconies or terraces. Rare in a true hard loft building.  This building sold out on first preview date and before I could even get there.  Purusing the floor plans online, most of the units had good light and very sensible layouts.

Bohemian Embassy

Bohemian Embassy is a new project being built by Baywood Homes…. I attended  the preview with a client looking to purchase with a view to investing rather than living in the units.  The building will be ready for occupancy in about two years time.  My thoughts were that the floor plans were fairly typical of all the lofts being thrown up at the moment… so that’s small and boxy.  Prices were right up there with lockers an extra $3000. and parking at $18,000.  The location did not have anything exceptional about it. If you want a Queen west location as a live in this could be a good long term proposition.  As an investor we could not see how to make the numbers work.  Finishings were typical but not oustanding.   There have been some lakefront projects that recently sold out in the first couple of previews. These had a 3 year completion date and a view of the lake, both great for an investor.
